In this episode of the podcast, I had the pleasure of welcoming Eaton Grant, a multifaceted entrepreneur, pastor, and motivational speaker. Eaton’s journey is a remarkable blend of faith, business acumen, and a deep commitment to helping others, making for an inspiring conversation. We kicked off the episode by discussing Eaton’s diverse background, which includes extensive experience in public speaking and a strong entrepreneurial spirit that dates back to his childhood. He shared how he transitioned from a career in sales to planting a church 12 years ago, all while maintaining a bi-vocational lifestyle to support his family. Eaton recently authored a book titled “Create a Better You: How to Take Control of Your Life Now,” which emerged from a seminar he organized years ago. He explained the process of writing the book, including a month-long fast from television that allowed him to focus and complete it. The book aims to empower readers to take control of their lives, especially during challenging times. As we delved deeper, Eaton opened up about his personal experiences with adversity, including the unexpected loss of his father just days before his wedding, the challenges of raising children with special needs, and his wife’s diagnosis with multiple sclerosis. His vulnerability in sharing these experiences highlighted the importance of resilience and perspective in overcoming life’s obstacles. Eaton emphasized the significance of serving others as a way to maintain positivity, stating that focusing on helping people can provide strength during difficult times. He also shared valuable insights on how to get “unstuck” in life, outlining four key steps: awareness, belief, decision-making, and taking action. These principles are particularly relevant in today’s uncertain economic climate, where many feel paralyzed by indecision. Throughout the episode, Eaton’s infectious energy and optimism shone through, reminding listeners that they are enough and encouraging them to embrace their authentic selves. He also discussed his upcoming projects, including two new books focused on overcoming adversity and achieving results.     In this episode of our podcast, I had the pleasure of welcoming back Cam McCarroll, a seasoned real estate investor and entrepreneur, to discuss his journey through various investment strategies, including real estate, stock options, and Bitcoin.   We kicked off the conversation with a light-hearted exchange about my recent trip to Costa Rica, a place Cam has been visiting since 1999. He shared his insights on how the country has evolved over the years, touching on both the positive changes and some concerning security issues that have emerged. While we initially veered into the beauty of Costa Rica, we quickly pivoted to the main topic of the episode: diversifying investment strategies in light of the current economic climate.   Cam shared his extensive background in real estate, which he has been involved in since 2009. He discussed the challenges investors face today, particularly with rising interest rates affecting cash flow from rental properties. This led us to explore alternative investment avenues, particularly stock options, which Cam was introduced to in 2018. He explained how this strategy has transformed his approach to investing, allowing him to generate significant cash flow with minimal time commitment.   Throughout our discussion, Cam emphasized the importance of having a diversified portfolio. He described his three pillars of investing: real estate for long-term equity appreciation, stock options for cash flow, and Bitcoin for long-term growth and security. We delved into the mechanics of stock options trading, where Cam explained how he uses this strategy to create a protective layer of income while investing in top companies like Amazon and Nvidia. He also highlighted the potential returns, which can range from 1% to 3% per month, translating to an annual return of 12% to 42%.   As we explored the world of Bitcoin, Cam provided compelling insights into its historical performance and future potential. He stressed the importance of a long-term perspective when investing in Bitcoin, citing its impressive compound annual growth rate over various four-year periods.   We wrapped up the episode by discussing practical steps for those interested in getting started with options trading and Bitcoin. Cam shared resources for learning more about these strategies, including his website, 30minutestockstrategy.com, where listeners can find a masterclass on options trading.   This episode is packed with valuable information for anyone looking to diversify their investment portfolio and navigate the complexities of today’s financial landscape. Whether you’re a seasoned investor or just starting out, Cam’s insights and strategies offer a fresh perspective on building wealth and achieving financial freedom.   I hope you find these takeaways as inspiring as I did!
Unlocking Financing Opportunities: Insights from Matt Pickering at National Bank In this episode of our podcast, I had the pleasure of welcoming back Matt Pickering, a seasoned expert in financing from National Bank. Joined by my co-host Aisha, we dove deep into the latest developments in the financing world, particularly focusing on the changes that have emerged in 2024 and what they mean for both first-time homebuyers and seasoned investors. Matt kicked off the conversation by sharing his journey with National Bank, highlighting his extensive experience in handling diverse financing needs. He emphasized the importance of building relationships with clients and crafting tailored solutions that meet their unique financial goals. With a remarkable track record of processing around 180 files in the past year alone, Matt illustrated how he navigates the complexities of financing, especially in a fluctuating market. We explored the various programs offered by National Bank, which set it apart from other lenders. Matt detailed their approach to financing, including their net worth program, which considers not just income but also investments and equity in properties. He also discussed specialized programs for newcomers to Canada and self-employed individuals, showcasing the bank’s flexibility and commitment to helping clients succeed. One of the standout features of National Bank is its renovation program, which allows clients to tap into future equity for property improvements. Matt explained how this program works, including the process of funding renovations in stages based on progress, making it an attractive option for investors looking to enhance property value. As we delved into the evolving landscape of real estate investing, Matt shared insights on the challenges posed by appraisal processes and how investors are adapting to the changing market dynamics. He noted a significant shift towards properties in Alberta and Quebec, as Ontario’s market becomes increasingly competitive and expensive. The conversation then shifted to recent changes in mortgage regulations, particularly those rolled out on December 15. Matt highlighted three key changes: the introduction of 30-year amortizations for insured mortgages, an increase in the insured mortgage ceiling from $1 million to $1.5 million, and the removal of the stress test for conventional mortgage switches. These changes aim to improve affordability and provide more options for borrowers, especially in high-demand markets. Looking ahead, we discussed an upcoming change set for January 15, which will allow insured financing for additional secondary units. This initiative is designed to encourage the creation of more housing units and support first-time homebuyers looking to house hack. In this episode of our podcast, I had the pleasure of welcoming back Harry, a seasoned real estate investor and developer with over 40 years of experience. Harry, who humorously mentioned he was in prison (figuratively, of course), shared valuable insights into the challenges and triumphs he has faced in his various projects, particularly in the wake of the COVID-19 pandemic and rising interest rates.   We kicked off the conversation by discussing Harry’s current projects, including the long-delayed Beachwalk Flats in Cobourg, which he hopes to deliver by March-April 2025. He emphasized the importance of perseverance during tough times, encouraging listeners to keep moving forward and not to give up just before reaching their goals. Harry shared his philosophy of maintaining a “deathbed mentality,” which helps him prioritize what truly matters in life—relationships, health, and experiences—over financial losses.   As we delved deeper, Harry offered practical advice for investors who may be feeling overwhelmed by the current market conditions. He highlighted the significance of focusing on opportunities rather than problems and maintaining a positive mindset. Drawing from his own experiences, he discussed the importance of nurturing inner circle relationships, staying physically active, and finding meaning in life beyond financial success.   Harry also shared his daily routines, which include working out seven days a week and engaging with motivational materials from influential figures like Wayne Dyer and Tony Robbins. He believes that cultivating a positive mindset is crucial for overcoming challenges and achieving personal and professional growth.   Throughout the episode, Harry recounted stories of individuals he has mentored, illustrating how they transformed their lives by addressing key areas such as relationships, spirituality, finances, and physical health. He emphasized that anyone can overcome their struggles by taking small, consistent steps toward improvement.   We also touched on Harry’s past experiences with failed ventures, including a challenging restaurant business that ultimately cost him $1.6 million. He candidly discussed the lessons learned from these failures and the importance of knowing when to pivot or let go of a project that isn’t working.   As we wrapped up the episode, Harry shared his vision for future projects, including a new development aimed at creating luxury townhomes for those looking to downsize. He stressed the importance of contributing positively to the community and building something meaningful that will outlast him.   This episode is packed with wisdom, motivation, and practical advice for anyone navigating the complexities of entrepreneurship and real estate investment. From Conversions to Ground-Up Developments: A Developer’s Journey in Real Estate   In this episode, I had the pleasure of welcoming back Darren Voros, a seasoned real estate developer specializing in missing middle projects in Toronto. It’s hard to believe that it’s been a couple of years since our last conversation, and during that time, the real estate landscape has undergone significant changes.   We kicked off the episode by reflecting on the state of the market two years ago, just before the peak of the real estate frenzy. Darren shared insights into his current focus as a developer, primarily working on ground-up developments of eight to ten-unit buildings in Toronto’s downtown core, as well as projects in Kitchener and Hamilton. He explained the importance of purpose-built rentals and how his team has successfully completed several projects while having more in the pipeline.   Darren provided a detailed overview of the project timeline, emphasizing the impact of recent legislative changes, particularly Bill 23, which streamlined the site plan approval process for smaller developments. This change has significantly reduced the time and costs associated with getting projects off the ground, allowing developers like Darren to move from land acquisition to stabilization in about two years.   We delved into the complexities of site plan approval, discussing the various studies and requirements that developers must navigate. Darren highlighted the financial implications of these processes, sharing his experiences with costs that can quickly escalate into the hundreds of thousands of dollars.   As we explored the financial side of his projects, Darren explained how he acquires land, often using private money and investor capital. He detailed the construction costs, which have decreased significantly since he brought construction in-house, allowing for better control over expenses and timelines. We discussed the advantages of CMHC MLI Select financing, which has provided favorable terms for his projects, including low interest rates and long amortization periods.   Darren also shared his strategies for attracting private and investor capital, emphasizing the importance of building relationships and establishing credibility. He discussed the value of thought leadership and networking outside traditional real estate circles, particularly with professionals who are interested in investing but do not want to be actively involved in the management of properties.   Towards the end of the episode, we touched on the challenges and risks associated with real estate development, including the need for contingency plans and the reality that things can—and often do—go wrong. Darren candidly shared some of his experiences with unexpected setbacks and the lessons learned along the way.   Finally, we wrapped up the conversation by discussing Darren’s future plans, including his upcoming projects in Costa Rica and his commitment to scaling his business model to address the ongoing housing crisis. He reiterated the importance of balancing ethical and financial considerations in development, which is a core value of his work.   For anyone interested in learning more about Darren’s work or getting involved in real estate development, he shared his website and contact information, encouraging listeners to reach out.   This episode is packed with valuable insights for both seasoned investors and those new to the real estate development space.
